Landmarck D38

An office building located in an area in transformation, the Passeig de la Zona Franca, specifically between the Passeig de la Zona Franca and the Montjuïc cemetery, in the area of District 38, of which there were already two existing office buildings, designed by the architects Arata Isosaki and Alejandro Zaera.

The architectural proposal consists of situating the entire surface area in a single volume aligned on Passeig de la Zona Franca, with a building with a ground floor and nine upper floors, grouped two by two, so that the number of floors is not recognisable. In addition, the staircase has been changed and a massing movement of the whole is proposed, generating terraces at all levels, integrating landscaping into the office.

Its layout frees up an important part of the plot, generating a landscaped pedestrian walkway that connects the Passeig de la Zona Franca with C/ Encuny, with a significant presence of vegetation, and also a paddle tennis court area. It occupies two floors below ground level on practically the entire plot, with a first basement floor for the building’s own services, such as a cafeteria, meeting rooms, agora, assembly hall, gymnasium and changing rooms, fostering relationships and creativity.

The building is committed with sustainability and has LEED Platinum and WELL Gold certifications, takes biophilia as its guiding thread, and thus from any part of the building, its contact with nature is perceptible: in the basement courtyards, on the ground floor terraces, in the ground floor garden, or inside the building itself.
