Comprehensive remodelling of the iconic Estel building, formerly owned by Telefónica, which, after several attempts to transform it into housing, has lain idle for many years, has now finally been decided to convert into office space. The building has a surface area covering over 45.000 m2 for tertiary uses and a part for commercial premises on the ground floor.

The proposal involves opening the building up to the surrounding area, making it much more transparent, emptying it to lower the impact of the size and reinterpreting Francesc Mitjans on the old non-structural screens by means of glass tribunes, aiming for more natural light and lateral views. This means the integration of a solar protection element on a large urban scale, which will become the image of the building along Avenida Roma.

Structure with horizontal slats, modulated in the direction Viladomat/Calabria and set back from the façade plane. The space between the building on Avenida Roma B+14 and the building on Mallorca P+7, located on level +1, has become a large green space and social area.

The building also has large terraces on floors 7, 8, 13 and 14, and one per floor at both ends of the Avenida Roma building. This is of great benefit to the tenants, as the presence of greenery helps to reduce the impact of the building’s size.

On the other hand, our commitment to people, the environment and sustainability will be reflected in a number of certifications currently in the pipeline such as LEED Platinum, Well Platinum, Smartscore Platinum and Wiredscore Platinum.
